Answer Time To Question Time

Rolfe East recently hosted a Property Question Time event - in conjunction with Prince Evans Solicitors - for the benefit of Landlords, Property Investors (Residential or Commercial) and First-Time Buyers.

In what was a fun and very engaging evening - many thanks are due to sharp comedian Micky Hutton who kept us right on our toes, before returning to his 7-bedroom detached home in Newcastle! For the benefit of those who weren’t able to make it I thought a brief review of some of the interesting questions and main debating points would be worth repeating.

The first of these was, “Why do some people do better in property investment than others?”

Essentially, this is down to property yields versus speculative capital appreciation. If the rent barely covers the ownership costs outlay - mortgage, maintenance et al - then it is risky and gives you little leeway, so it is key to choose areas with profitable yields and capital growth. A year or so ago people were climbing on to the Crossrail opportunity wagon and buying up property with good capital growth and prices yields potential. Although the wagon train has rolled on a little there are still good investments to be had.

The second query was, “Is it the right time to buy?

This is an overwhelming yes. Mortgage rates have never been cheaper and the cost of buying clearly outweighs rent and - as I often beat the drum about - if you’ve looked at your pension statements recently and seen (at best) the mediocre bonuses then place at the front of your mind that property is always good investment!

The third - and possibly the most telling question - was, “Where should I go to look for the right property that has good growth over the coming years?”

Now, what you need here is a good and knowledgeable independent agent, who can advise you on where these opportunities are, and who can also link you up with an equally on the ball independent mortgage broker, who can give best advice on mortgage news, availability and recent updates...
