In my post last week, Talkin’ About My (Rent) Generation, I spoke about how there will soon be a generation of "pensioner landlords", as an increasing number of people are buying – or considering buying – property as the best way to save for retirement. I also commented that, as a result, “generation rent” would emerge and due to the fact people are climbing on the property ladder later in life.
A very important message if ‘landlording’ is swirling around in your thoughts is to make sure that you consult the experts and get proper advice; you really do not want to get it wrong from the outset.
One of the key aspects to consider as a landlord is that you must invest in the right kind of property to attract tenants and to get good returns, and to be aware that tenants are expecting increasingly higher standards for their hard earned rent these days. Specifications such as Wi-Fi, granite work tops and integrated kitchens etc. are considered as par for the course and they are likely to find the property ‘less attractive’ if not included and just go elsewhere!
There are many other factors to consider in order to become a successful buy-to-let landlord. So, with the purpose of properly advising any potential landlords, Rolfe East – as your local property specialists – are hosting, in conjunction with our guests and legal experts, Prince Evans Solicitors LLP, a free seminar called (oddly enough!) “How To Become A Successful Buy-To-Let Landlord”. This will do exactly what it says on the tin...
• Rolfe East will provide an essential guide to the buy-to-let market, offering key answers and advice and focusing on the various types of investment that are available for new landlords; including new-build opportunities and prime international openings.
• Prince Evans will explain the vital legal side of matters that must be taken into consideration and where a landlord stands with regard to their responsibilities, including which Notices have to be served on tenants, when and how.
• This will be followed by a Question and Answer session that will allow you to clarify any issues.
The event is taking place on Monday 13th July at Double Tree by Hilton, Ealing, W5 3HN at 5.50pm. Should you be interested, please book your place with Louise Heasman on 07950 248038 or email at firstname.lastname@example.org (as soon as possible because spaces are limited), for what promises to be a very informative and interesting evening that will put prospective landlords firmly in the picture.
